Describe an ordinary week
Write down where you would buy groceries, walk, work and meet friends. Decide whether beach access, museums or a quiet bedroom matters most. Athens offers cultural attractions in the city and coastal destinations along the Riviera, but a sightseeing itinerary is a different test from living somewhere. Make your shortlist around repeated journeys, including the route home in the evening.
Compare three settings before three apartments
Start with Vouliagmeni, Voula, Glyfada or Varkiza for a coastal brief, then compare Palaio Faliro for a more urban waterfront routine. For a year-round family home, add Agia Paraskevi and Chalandri. Kallithea and Ambelokipi offer city alternatives. This order reflects a lifestyle shortlist, not a safety or valuation ranking. Compare the precise street, floor and building with the same checklist before deciding which setting fits your household.
Test access and the building together
STASY publishes metro and tram information, including coastal tram stops at Kallithea, Faliro and Glyfada. Check the current service and walk from the actual property to the stop; a neighborhood label does not establish a convenient commute. At the apartment, test daylight, noise, mobile reception, stairs and elevator access. Request recent shared expenses and ask which building repairs owners are discussing.
Turn the visit into a useful comparison
Record the asking price, proposed works, annual running costs and questions for the lawyer and engineer. Visit finalists at different times and leave room for a second inspection. If you hope to rent the home, request evidence for comparable leases and establish that the intended use is permitted before counting income. A smaller shortlist with clear tradeoffs makes the next viewing trip more productive.
Make it specific to you.
Choose an area for the routine it supports, then choose a building you can understand and maintain.
