Buying Property in Greece Remotely from the US

A Greek property purchase can be arranged through an authorized representative, including a properly drafted power of attorney. Remote buying still needs independent physical inspection, clear approval limits and a payment process that you can verify from the United States.

01

Agree the authority before arranging signatures

The Greek Ministry of Foreign Affairs describes a power of attorney as a notarial instrument that can authorize property transactions. Have a Greek lawyer or notary draft the actual powers, identify the representative and explain the limits in English. Decide which decisions require your written approval. Use the responsible US consulate’s current instructions; interpreter and appointment requirements depend on your circumstances.

02

Commission an inspection you can interrogate

A video tour helps with layout, daylight and outlook, but it cannot settle title or construction issues. Ask an independent engineer for an on-site report with photographs, plan comparisons and a list of unanswered questions. Add a practical walkthrough at street level: entrance, elevator, traffic, nearby construction and the route to transport. Request a follow-up view of any feature hidden by furniture or fresh decoration.

03

Keep approvals and money traceable

Use one versioned folder for the draft deed, inspection findings, adviser approvals and payment instructions. Record what changed after each draft. Allow for the US–Greece time difference and bank review time rather than promising a fixed closing date. Confirm account details with a known contact through an independently established channel. Do not let a last-minute change of bank details become a routine email approval.

04

Name someone to accept the home

Arrange a representative to check keys, meter readings, included equipment and visible condition against the agreed handover list. Ask who receives correspondence and handles urgent repairs once you are back on US hours. The accountant should confirm the E9 record and annual property-tax administration. Keep your own accessible copies of the deed, registration evidence and the representative’s final account of payments.

Your next step

Make it specific to you.

Remote representation works best when authority, evidence and approvals are explicit before the closing week.
