Choose the rental model first
A residential lease and short-term accommodation have different operations and reporting. AADE provides separate rental-information and short-term-stay services. Before buying, ask your Greek lawyer and accountant to confirm the permitted use, building rules, registration position and current local restrictions for the exact address. Request evidence of achieved comparable rents, with dates and property condition, rather than relying only on listing prices.
Resolve Golden Visa use before projecting bookings
The revised Golden Visa property rules prohibit sharing-economy short-term letting and subletting of properties covered by the restriction. Earlier and transitional acquisitions require separate analysis. If residence permission is part of your purchase, have counsel identify the applicable legal regime in writing before including short-stay income. A platform listing or an existing registration does not by itself settle whether your intended operation is lawful.
Price the work behind the rent
Obtain written quotes for management, maintenance, insurance and accounting. Establish which utilities and shared building expenses you pay, how tenant changes are handled and who authorizes urgent repairs. Keep a reserve for vacancy and replacements. For short stays, where permitted, include cleaning, laundry, platform fees and guest support. Distinguish recurring expenses from initial furniture, renovation and acquisition costs so the model remains readable.
Test a quieter year
Run the same model with less rent, more vacancy and one significant repair. Ask whether you can cover the resulting cash requirement without a forced sale. Then give the assumptions to advisers in Greece and the United States for separate tax calculations. Greek rental income belongs in the US tax review because US citizens and resident aliens generally face US taxation on worldwide income.
Make it specific to you.
A useful rental forecast names every assumption, identifies the lawful rental model and survives a weaker year.
