Greece Golden Visa for Americans: Questions Before Buying

American citizens can investigate Greece’s investor residence framework as third-country nationals, subject to individual eligibility and a qualifying investment. Establish the residence objective, confirm the property category and plan the US document and funding work before committing to a purchase.

01

Explain what residence needs to make possible

Tell your adviser whether you want longer personal stays, a household move or an option for later. List everyone who might apply, citizenships, existing residence rights and intended timing. Ask which family members qualify and what evidence each needs. MITOS states that investor residence permits do not provide employment access. If work is part of the move, resolve that question before choosing a home around this permit.

02

Separate the acquisition from the application

Athens and Glyfada are in Attica, where the ordinary property threshold is €800,000. The special €250,000 routes have their own conversion or listed-building conditions. For a conversion, verify completion after April 5, 2024 and before applying, including any special treatment of older permits. Ask for a written category assessment of the exact unit and a list of evidence still missing. Keep transaction taxes, advisers, insurance and application expenses in a separate budget. Neither a reservation nor a completed purchase guarantees approval.

03

Build the US preparation list with your lawyer

Ask the adviser to specify the documents, issuing authorities, authentication and translations needed for your household. Confirm validity periods before ordering time-sensitive records. The Greek consulates in the United States provide a power-of-attorney process; use a Greek-law draft tailored to your transaction. Agree who can approve payments and contract changes. Check US bank requirements early and keep a coherent record of the funds used.

04

Plan for visits, ownership and future decisions

Coordinate the application and biometric steps with your actual travel availability. Ask the accountant how the home’s E9 record and ENFIA administration will be managed while you remain abroad. Have Greek and US tax advisers assess your circumstances before changing where you live or creating rental income. Model repairs and a possible resale without assuming appreciation. Ask how a sale, family change or different property use would affect the permit.

Your next step

Make it specific to you.

A strong plan connects applicant eligibility, a verified property category and an affordable ownership budget.
