Build Your Greek Property Buying Team from the US

Build a buying team around clear responsibilities: someone to coordinate the search, an independent Greek lawyer, a technical professional, the notary and tax advisers in Greece and the US. Agree who produces each document, who approves decisions and who confirms the handover after completion.

01

Give the coordinator a written brief

A search coordinator can organize listings, viewing appointments, questions and introductions. Define the budget, intended use, location priorities and communication schedule at the outset. Ask who pays each party and when fees become due. For a US-based buyer, one shared document with open questions and named owners helps bridge time zones. Coordination is most useful when specialist conclusions remain attributable to the professional who made them.

02

Commission independent legal and technical work

Engage a Greek lawyer to report on the ownership and legal issues relevant to the transaction, and a qualified technical professional to assess the building and proposed use. Ask for written scope, fees and deliverables before authorizing work. Your instructions should identify the exact apartment, parking and storage being offered. If a concern changes the price or your intended use, resolve it before making the next binding commitment.

03

Track the deed through to registration

The government property-transfer service describes a digital file coordinated by a notary, with party authorizations and a signed deed available after signing. Ask the notary and lawyer which process applies to your purchase and how submission and registration will be evidenced. The Cadastre offers registration and certificate services. Keep the final deed and the relevant registration evidence in your permanent ownership file, with translations where needed.

04

Include the first year of ownership

Ask your Greek accountant to verify E9 and monitor ENFIA, and ask your US tax adviser to review income, accounts and the proposed ownership structure before you buy. Nominate someone for keys, utilities and urgent maintenance. A useful handover includes meter readings, building contacts, warranties and a list of unfinished items. Choose advisers who can explain what they will deliver, their professional status and how you can reach them.
