Buying in Euros: Prepare Your Property Budget and Payment Timeline

Build the purchase plan in euros, then map the amounts and deadlines back to the currency you hold. A headline exchange rate is not a payment quote. Confirm fees, recipient requirements and processing time with your providers before relying on a budget or a completion date.

01

Separate three pots of money

List the property price, transaction costs and the money needed after handover. Keep future furnishings, repairs and ownership expenses visible even if they are paid later. The cost calculator is a planning estimate; replace its assumptions with written figures for your actual transaction. AADE identifies transfer tax as a buyer obligation where it applies. Ask the notary or tax adviser to confirm the amount and applicable treatment.

02

Compare the euros that will arrive

For the same amount of your home currency, compare the final euros received after provider charges and any receiving fees. Ask when a quote expires and whether the rate is fixed for that transfer. The European Central Bank publishes reference exchange rates for information and discourages using them for transactions. Treat a reference rate as context, not as the rate your bank has promised.

03

Prepare bank checks before a deadline

Ask the sending and receiving institutions which identity and source-of-funds documents they need for your payment. Confirm the accepted payment process with your lawyer and notary. Independently verify any changed beneficiary instructions through a known contact channel. Leave room for document queries and processing delays. A planned transfer date should be agreed around the actual requirements, rather than assumed from a previous domestic payment.

04

Write one payment calendar

Record each amount, currency, recipient, due date and the condition that must be satisfied first. If financing is needed, ask the lender what it can formally approve before treating borrowing as available. Keep a reserve for costs that remain unquoted and review the plan if the exchange rate moves. This is a coordination exercise; decisions about hedging or financial products belong with an appropriately qualified adviser.

  • Price in euros; track costs separately.
  • Use executable provider quotes for actual transfers.
  • Confirm documents and payment instructions before sending money.
