The Full Cost of Buying and Owning Property in Greece

Budget for the price, transaction taxes, professional and registration charges, currency conversion and the costs of making the home usable. For a purchase subject to transfer tax, AADE states 3% of taxable value plus a municipal levy equal to 3% of that main tax.

01

Confirm the tax treatment of this transaction

The taxable base must be confirmed for the particular deed; do not treat an advertised price as an approved tax calculation. Where the ordinary transfer-tax calculation applies without an exemption, the levy produces 3.09% of the taxable base. This is not a universal charge of 3.09% of every listing price. Ask the notary and accountant which tax treatment applies, including any VAT question for the property.

02

Get itemized closing quotes

Request separate quotes for the lawyer, engineer, notary, registration and any brokerage fee payable by you. Ask whether VAT, translations, certified copies and additional work are included. Remote representation may add consular and document costs. If applying for residence, keep immigration fees and insurance outside the property price so that the investment threshold is never mistaken for the total cash requirement.

03

Model the dollar amount and timing

A US buyer should track both euros due and dollars needed on each payment date. A favorable rate on the day you view a home is not a funded closing budget. Ask your bank or currency provider about the conversion spread, wire charges, transfer limits and document review. Leave a buffer for a weaker dollar and delayed funds without assuming that borrowing will be available.

04

Price the first year of ownership

Ask for building charges, planned common repairs, utilities, insurance, management and a maintenance allowance. ENFIA is an annual property tax based on the property record; request a property-specific estimate instead of a flat percentage of purchase price. Confirm E9 administration with your accountant. For a rental plan, add vacancy and turnover costs before deciding what annual income would actually cover.
