Give the purchase one primary job
Choose whether the main purpose is regular personal stays, a future home or rental income. Additional benefits can matter, but they should not rescue a weak primary case. Count the weeks you can realistically spend in Greece and compare ownership with renting for those visits. If a residence route matters, assess it separately with qualified counsel before making it a condition of your property search.
Protect a comfortable ownership budget
Set a maximum that includes the purchase, transaction expenses, any works, furnishing and a reserve. Add recurring costs even during an empty year: AADE assesses annual ENFIA based on property held on January 1. Obtain quotes for insurance, management and maintenance. Model euro expenses against your dollar resources and test less favorable exchange rates. Keep enough flexibility to handle a repair without relying on immediate rental receipts.
Use evidence you can inspect
For each finalist, request legal and technical findings, building expense records and documented assumptions for any rental plan. Compare the total cost of homes that meet the same requirements. A national headline cannot establish the condition or resale appeal of an individual apartment. The government transfer process and Cadastre services provide a framework for documents; your own professionals should explain what the completed file proves for your purchase.
Choose a next step that fits the evidence
Proceed when the intended use is clear, outstanding checks are manageable and the budget works without an optimistic exit. Narrow the brief if every viewing requires compromises you dislike. Rent first if you need more experience of the area. For US taxpayers, include the continuing worldwide-income and account review in the decision. Ownership is easier to enjoy when the administration and local support are already arranged.
Make it specific to you.
The useful question is whether a specific Greek home fits your life and finances over time.
