Confirm E9 and plan for ENFIA
AADE requires foreign residents to record Greek property acquisitions and relevant changes through E9. Some digital transfers generate the statement automatically; have your accountant verify the result and the applicable deadline. ENFIA is assessed annually using property held on January 1. Check the recorded ownership share and property details, retain the assessment and arrange payment reminders through an agreed contact.
Record income and expenses throughout the year
US citizens and resident aliens generally remain subject to US income tax on worldwide income. Give your US adviser rental receipts, management statements, invoices, Greek tax records and dates of personal use. Ask how currency conversion, depreciation and any available foreign tax credit apply to your facts. Keeping the supporting records during the year is easier than reconstructing an overseas rental business before a filing deadline.
Describe how you own the property
The IRS says directly held foreign real estate itself is not reported on Form 8938. If an entity holds the property, your interest in that foreign entity can be a reportable financial asset when the relevant conditions and thresholds apply. Other entity information returns may also need review. Before choosing a company or other structure, ask your US adviser to explain the continuing filing work and cost.
Review accounts separately from the apartment
A Greek bank account raises a separate reporting question. The IRS comparison explains that FBAR can apply when aggregate foreign financial accounts exceed $10,000 at any time in the year; Form 8938 has its own tests. Share account ownership, signature authority and balances with your adviser. Finish with a joint calendar naming who handles Greek filings, US filings, assessment checks and document requests.
Make it specific to you.
Agree the filing responsibilities before completion, then maintain the records as part of ordinary ownership.
