Greece Golden Visa for Chinese Citizens: a practical 2026 guide

A Greek residence card can be useful for a family that wants a European base. The hard part is not finding a listing labelled ‘Golden Visa’. It is proving that the buyer, the property, the payment and every family document fit the same legal route.

Can a Chinese citizen apply for the Greece Golden Visa?

Yes. A citizen of mainland China may apply as a third-country national if the investment, identity documents and individual application meet Greek requirements. The Greek Golden Visa is an investor residence permit, not Greek citizenship and not an EU passport. Owning a Greek apartment alone does not issue a residence card.

This is an established route, not a special concession for one nationality. Enterprise Greece reported in February 2026 that Chinese nationals remained the largest third-country group of Golden Visa holders. That market history does not mean a new application will be approved automatically: the current file and property still have to qualify.

How much property investment is required in 2026?

For an ordinary qualifying purchase, the threshold is €800,000 in Attica, the Thessaloniki regional unit, Mykonos, Santorini and islands with more than 3,100 residents. It is €400,000 in other areas. The ordinary route generally calls for one property of at least 120 square metres; the property's legal characteristics must be checked, not inferred from an advertisement.

The €250,000 route is different. It covers defined projects such as converting principal spaces to residential use or restoring a listed building, subject to the conditions of the relevant category. It is not a general price for an ordinary apartment in Athens, and the conversion or restoration obligations can create additional costs and execution risk.

For example, a family comparing a €430,000 apartment in a lower-threshold region with a €260,000 conversion project should not treat the second as the cheaper version of the same investment. The first must pass the ordinary-property tests; the second must pass the special-route tests and may need completed work before the permit application. Ask Greek counsel to identify the exact legal category in writing before paying a non-refundable deposit.

What is the full cost beyond the advertised threshold?

The threshold is the qualifying investment, not a turnkey quote. A real budget includes transaction tax applicable to the property, legal and technical due diligence, notary and land-registry charges, residence application fees, insurance, translation, Apostilles and travel for required appointments. Add works and contingency for a conversion or restoration project, and separate family-member costs where applicable.

A useful quotation has three columns: amounts payable for the asset, transaction and permit expenses, and optional services. It should say who receives each payment and when it becomes non-refundable. Do not compare an €800,000 completed apartment with a €250,000 redevelopment project by subtracting the two headline prices; they carry different legal and construction risks.

How should a buyer in China plan the payment?

Start with source of funds and the permitted payment path, not with a reservation deadline. Your bank, Greek lawyer and tax advisers should confirm how the purchase money can lawfully move, what records identify the payer and beneficiary, and which receipts the Greek residence file will need. The official Greek procedure specifies documented payment channels for qualifying real-estate purchases. A seller's request to send money to an unrelated account is a reason to stop and investigate.

Do not assume that a power of attorney, a relative's account or a company structure solves banking or foreign-exchange questions. Some arrangements may be legally possible in a particular case, but the identity of the investor, ownership and payment evidence must remain consistent. What should be checked before reserving a property?

Have an independent Greek lawyer verify title, encumbrances, permits, lawful use, boundaries, square metres, planning status and the property's precise Golden Visa category. A technical survey matters as much as a clean-looking title. For a special €250,000 project, require a written description of the conversion or restoration obligations, who must complete them and how completion will be evidenced.

Consider an Athens apartment advertised at €800,000 with a promise that it will ‘certainly qualify’. The price clears the regional threshold, but the home may still have a title problem, a planning discrepancy or an ownership structure that does not fit the intended application. Price is a necessary test, not the whole test. Make contractual commitments only after the legal and technical reports are understood.

Which documents will a Chinese family need?

Expect to prepare valid passports, entry or residence evidence as required by the filing route, proof of the investment and payment, private insurance, and civil-status documents for family members. Marriage and birth certificates should be checked against the Greek authority's current list before translation. Names, dates and relationship evidence must match across Chinese and Greek paperwork.

China and Greece began applying the Apostille Convention to each other on 7 November 2023. Within the Convention's scope, Chinese public documents for use in Greece can generally receive a Chinese Apostille instead of the former chain of consular legalisation. An Apostille confirms the origin of a public document; it does not replace a required translation or guarantee that the receiving office accepts its contents. Documents issued in Hong Kong, Macao or elsewhere need their own origin-specific check.

A Greek lawyer can advise whether a properly executed power of attorney is useful for the purchase and application stages. It does not eliminate every in-person step: plan separately for entry, identification and biometrics under the applicable procedure.

What does the application process look like from China?

A sound sequence is: check applicant and family eligibility; choose the legal investment category; commission property and source-of-funds checks; agree a protected purchase and payment plan; complete the transaction; then assemble and submit the residence file. Entry permission, biometrics and card collection must be planned around the category and the family's actual circumstances.

The official Greek administrative register describes online filing and, in appropriate cases, an application through a representative before the investor enters Greece. That is not a promise of a fully remote passport-to-card process. Property selection, bank review, local checks and biometric appointments often drive the schedule. Ask for milestones rather than a guaranteed issuance date.

Can a spouse, children and parents be included?

The investor route can extend residence to eligible family members, but each relative needs the correct category and documents. Check the rules for your spouse or partner, minor children, adult children and parents separately. A family of four should budget and document all four files before buying, not discover after closing that one person's age or relationship evidence needs a different route.

Greek residence is not Greek citizenship. A five-year investor card may be renewable while the qualifying investment and other conditions remain in place, but renewal alone does not produce a Greek or EU passport. If citizenship is the long-term goal, assess the separate naturalisation requirements and the reality of living in Greece.

Can the family rent the property, and does the card change tax residence?

Do not build the investment case around holiday-let income. Greek rules prohibit short-term letting through the sharing economy, as well as subletting, for property used for the investor-residence route. Have local counsel review any proposed long-term tenancy and building-specific restrictions. Selling the qualifying property can also affect the permit: the Greek administrative register warns of revocation when the investor disposes of it during validity.

The residence card does not, by itself, determine Greek tax residence. Greece also looks at a permanent or principal home, habitual abode, centre of vital interests and presence exceeding 183 days in a relevant twelve-month period. Chinese tax obligations, Greek-source rental or sale income, ownership structure and any treaty position need individual advice. Do not treat the Golden Visa as a tax plan.

When is the Greek Golden Visa a good fit?

It can suit a family that wants a renewable base in Greece, values Schengen travel under residence-permit rules and is comfortable holding a qualifying Greek asset. It is less suitable if the real objective is immediate EU citizenship, unrestricted work throughout Europe or a short-term-rental business.

Before choosing a property, put one page together: every applicant's nationality and family relationship, intended use of the home, available capital and its documented origin, preferred region, all-in budget and possible exit date.
