Greece Golden Visa for Americans: what to check before investing

Americans can apply for Greek residence by investment, but the purchase price is only one part of the decision. Check whether the property qualifies, what the full transaction costs and how your US and Greek tax obligations interact before paying a deposit.

Can US citizens apply for the Greece Golden Visa?

Yes. A US citizen is a non-EU applicant and may seek a Greek investor residence permit if the investment and individual application meet the applicable rules. It is a residence route, not citizenship by investment. A Greek residence card lets the holder reside in Greece and travel within the Schengen Area under the rules for residence-permit holders; it does not give an unrestricted right to live or work across the EU.

The Greek investor permit does not itself grant a right to take up employment in Greece. If you intend to work locally, or if naturalisation is your main objective, assess those goals separately before choosing an investment route.

What is the minimum investment in 2026?

For an ordinary property purchase, the threshold is €800,000 in Attica, the Thessaloniki regional unit, Mykonos, Santorini and islands with more than 3,100 residents. In other areas it is €400,000. The €250,000 level remains for specific projects, including eligible conversion of principal spaces to residential use and restoration of listed buildings. An ordinary apartment advertised for €250,000 does not qualify merely because of its price.

Before reserving a property, have Greek counsel check the title, legal use, applicable route, physical characteristics, transaction documents and whether any conversion or restoration work must be completed before filing. A listing or developer brochure is not an eligibility opinion.

What does the Greece Golden Visa cost in total?

The investment threshold is not the all-in budget. Add the tax applicable to the particular transaction, legal due diligence, notary and land-registry costs, application fees, insurance and costs for eligible family members. Conversion or restoration projects also need a separate works budget and delivery-risk review. Request a line-by-line estimate for an identified property, rather than applying a single percentage to every deal.

The Greek government announced a proposal to raise the base transfer-tax rate on residential purchases by certain non-EU/EEA buyers from 3% to 15%. The Finance Ministry identified 1 July 2027 as a transition deadline for transactions already in progress. As of this review, this is an announced measure, not a rule currently in force. Its scope and effective wording must be rechecked before any purchase; a reservation deposit alone should not be treated as protection against a future change.

Will a Golden Visa change my US or Greek tax residence?

Holding a Greek residence permit does not by itself settle your tax residence. Greek tax residence can arise from a permanent or principal home, habitual abode, center of vital interests, or presence exceeding 183 days during a relevant twelve-month period. The popular claim that tax residence begins only after 183 days is incomplete.

US citizens generally remain subject to US filing rules on worldwide income even while living abroad. Greek-source income, foreign-account reporting and possible tax credits require an individual analysis; a Golden Visa is not a tax-exemption certificate. Coordinate a Greek adviser and a US cross-border tax professional before choosing ownership, financing or a rental model.

Can I rent out the property or sell it later?

Greek rules prohibit short-term letting of property acquired for the investor residence route through the sharing economy, as well as subletting. Do not base the investment case on Airbnb revenue. Ask local counsel to check the intended long-term use, the purchase contract and any building-specific limits.

Maintaining the qualifying investment matters for renewal. The official Greek administrative register warns that resale of the qualifying property during the permit's validity leads to revocation of the selling investor's permit. Plan an exit or replacement investment with Greek counsel before signing a sale contract.

How does an American apply from abroad?

Begin with a written eligibility and budget review. Your Greek lawyer can then check the property, documents and source of funds, and advise whether a power of attorney is suitable. The transaction must be completed and documented according to the chosen route before the residence application is assembled. Filing and biometric attendance follow the rules of the relevant permit category.

The time required to identify a compliant property, complete a transaction and obtain a biometric appointment varies. Treat any advertised processing time as an estimate, not a guaranteed delivery date. Ask for a checklist and a milestone plan tied to your actual property and family file.

Can my family join, and does the permit lead to citizenship?

Eligible family members can receive derivative residence permits, but the documents and eligibility conditions differ for spouses, children and parents. Check the current rules for each person, particularly adult children, before budgeting the transaction.

A residence permit is not Greek citizenship. Keeping the property and renewing a five-year card do not automatically produce a passport. Naturalisation has separate residence and integration requirements; if citizenship is the real goal, plan actual life in Greece rather than relying on a no-minimum-stay investor permit.
