We check the applicable Golden Visa route and the property's documents before a deposit. Buying a property does not, by itself, secure a residence permit.

Athens is not one market. A central apartment, a coastal home and a port-side property answer very different briefs. These are starting points for a search, not promises about a particular building.
Culture / central Athens
Former industrial streets now sit alongside galleries, cafés and nightlife. The mix changes block by block, so noise, access and building condition matter as much as the map pin.

Property price ≠ visa eligibility
The amount you can spend on a home and the amount that qualifies for an investor residence permit are different questions. The property's legal category must be checked before you reserve.
Standard route
The standard real-estate threshold in the Attica region, which includes Athens, is €800,000. Other conditions, including the property itself, still need review.
Only when conditions are met
The €250,000 threshold applies only to qualifying change of use to residential or restoration of a listed building, subject to route-specific conditions. A €250,000 asking price alone is not proof of eligibility.
Every shortlisted property needs its own legal and technical opinion. We do not label an unreviewed listing 'Golden Visa approved'.

Possibly, but only through a qualifying special route such as an eligible change of use or listed-building restoration. The ordinary Attica property threshold is €800,000. The property and documents need individual legal review.
